So you’re looking at a home in Meadow Creek? We welcome you and look forward to meeting you. Here are a few things to know before buying a home in our wonderful community of Dracut.
1. Meadow Creek has a homeowners association. When you meet with the realtor selling the house, be sure to ask them for a complete set of the Trust documents that govern what is and is not permissible. In general, the covenants are very easy to abide by and cover things such as yard upkeep and some prohibitions for vehicles on premises.

2. Annual invoices for Common Expense Fees (aka HOA Fees) are emailed to homeowners at the start of each year. It is anticipated that annual estimated assessments will be due and payable by February 1 of each year. (Decl. of Trust, Article VI, Section 6.1) Payment should be made within 30 days to avoid interest. Therefore, when purchasing your home, be sure to get a “6D Certificate” from the Meadow Creek Trust. Your realtor should be familiar with the process or you may email us for information.
The 6D Certificate states that at the time of the sale, the Common Expense Fees (aka HOA Fees) are paid in full. The 6D Certificate protects the buyer from paying the full year of fees that are assigned to the address (or building lot for new construction). Failure to get a 6D certificate makes the buyer liable to the HOA for the current year fees even though they may have only owned the house for part of the year.
The 6D certificate should be available in plenty of time before closing the sale but does take some time to get generated and notarized so please provide a couple weeks notice when making a request.
